Workshop 13: Becoming a Landlord
Understanding the Realities of Property Investment
Owning a rental property is more than collecting rent.
For many professional footballers, property is seen as a natural way to build wealth.
Buying a house, renting it out and generating a second income can sound like an attractive proposition. It’s often discussed in dressing rooms, recommended by friends or presented as a straightforward investment opportunity.
The reality is often more complex.
Being a landlord comes with financial commitments, legal responsibilities and ongoing decisions that many people don’t fully appreciate until they’ve already purchased a property.
This workshop provides players with a realistic understanding of what becoming a landlord actually involves, helping them separate expectation from reality before making important financial commitments.
-
Rental property can play an important role in a long-term financial plan, but it isn’t a passive investment.
Successful landlords need to understand tenant responsibilities, maintenance costs, changing legislation, taxation, insurance, void periods and the financial impact of unexpected repairs.
Professional footballers may have the financial ability to purchase investment properties earlier than most people, but they also have demanding careers that leave limited time to manage them.
This workshop helps players understand that buying an investment property should be approached like any other major financial decision—with careful planning, realistic expectations and a full understanding of the responsibilities involved.
The goal isn’t to encourage or discourage buy-to-let investing. It’s to ensure players understand what they’re taking on before making the commitment.
-
During this practical workshop, players explore the realities of becoming a landlord and owning investment property.
Topics include:
The difference between buying a home and buying an investment property.
Understanding buy-to-let mortgages.
The responsibilities of being a landlord.
Rental income, expenses and cash flow.
Legal obligations and tenant responsibilities.
Managing maintenance, repairs and unexpected costs.
Understanding the risks as well as the potential rewards.
The session encourages players to think beyond the purchase price and consider the ongoing commitment involved in owning rental property.
-
By the end of this workshop, players will:
Know
The responsibilities and legal obligations involved in becoming a landlord.
The costs associated with owning and managing rental property.
The risks and opportunities that come with property investment.
Be able to
Assess whether becoming a landlord aligns with their personal circumstances and financial goals.
Ask informed questions before purchasing an investment property.
Understand the practical commitments involved in managing rental accommodation.
Feel
Better informed about buy-to-let property.
More confident evaluating property investment opportunities.
Prepared to make balanced, long-term decisions rather than emotional ones.
-
Every discussion is based around situations that professional footballers regularly encounter.
Examples include:
Considering buying a first buy-to-let property after signing a new contract.
Being encouraged by friends or teammates to invest in property.
Deciding whether to self-manage a rental property or appoint a letting agent.
Managing rental properties whilst playing football full-time.
Dealing with unexpected maintenance costs or periods without tenants.
Comparing property investment with other long-term investment opportunities.
These practical scenarios help players understand that successful property investment requires planning, preparation and ongoing commitment rather than simply purchasing another property.
Continuing the Learning
Property investment is a long-term commitment, and having trusted information available throughout the journey helps players make more informed decisions.
Every Munny workshop is supported by three dedicated online resources that help reinforce learning long after the session has finished.
Player Hub
Players can revisit the key concepts, access practical guides, complete action plans and continue developing positive financial habits in their own time.
Family Hub
Parents and families receive resources that explain the topics covered during the workshop and provide practical conversation starters that continue financial education away from the training ground.
Club Hub
Player Care teams, coaches and club staff have access to workshop summaries, player support toolkits and practical guidance to help reinforce learning, recognise when players may need additional support and know when to signpost them.
Together, these resources help transform financial education from a one-off workshop into an ongoing conversation.
